This waiting list is another way that people can commit fraud. There’s a waiting list that we never see updated that the Manager is suppose to update. The city doesn’t care and the city is hurting the ML program. There are sons and daughters and their parents in separate apartments so that they can make money if privatization happens. They’re holding their apartments in case privatization comes and they get to sell for a big profit. There are people living in 3 bedroom apartments with one occupant. This hurts the democratic process of the elections. No way people should be knocking on people’s doors and collect proxy’s. The person who voted by proxy should show proof and sign the proxy in front of an official and not a privatization group that lies to them. Proxy voting should be minimal and not rampant. There has to be an independent government party that does the counting and collection of the ballots and counts them the same day, in front of tenants. It seems like no one cares about moral and ethical issues in elections and ML has lost control of the elections. In one instance a woman who only spoke Spanish was told that the proxy vote was Pro ML, so she signed it. There should be some kind in ID shown that the person lives there and proof of signature should be shown.Īnyone can vote by proxy without proof of identity.Īt one point we had 34% of votes by proxy.īoard members and pro privatization groups were getting the elderly to sign the votes by lying to them. No ones checks to see if these votes are valid. ![]() I don’t even trust HOD because we have complained various times about people not been able to count or see the votes and they have dome nothing to stop this process.Īlso there seems to be an increasing amount of _ votes in the last three years in our ML building. He will want to privatize as there’s a lot of money doing so. Lawyers that represent a board will make money in the privatization process. No one saw him count them, no one was present. In one instance, while I was in the board, the lawyer counted the votes at his house. The votes should be counted by the people the live in the building and in front of tenants. ![]() No way do I want Mr Bruckner to handle the elections or a board that’s made up of privateers. I was in the board of directors in a meeting at HDC made his feelings known in front of board members that ML is not a good program, that’s it the program doesn’t work. He will be paid for all transactions and this money exchange compromises the election results. He will be the attorney that will handle all transactions for the board. ![]() ![]() If the attorney is also working with board in the issue of Privatization, than he can make sure the votes are for the board that hired him, since: This is a conflict of interest as the board is the one that pays him. How can an attorney that represents the board be trusted with the results of an election? I guess one more wont make a difference but we may have to apply to HDC for a loan to expand the size of the lobby. I think this rule is unnecessary as all meaningful shareholder rights and obligations are contained in the occupancy agreement and legally protected by the possession of a stock certificate, in addition I’ve lived in a Mitchell-Lama building since 1968, I’ve read the HPD rules governing M-L Housing, I’ve been on the Board of Directors for 12 years, I’ve been president of the Board for 1 year and I’m a member of an organization that works to preserve M-L Housing but this is the first I’ve heard about an HPD Bill of Rights but I’m glad that the new rule proposes that we post it in a conspicuous place on the lobby floor because the walls are already crammed with things that the management company says we must post in a conspicuous place: the Elevator Inspection Certificate a Housing Information Guide for Tenants and Owners Procedures for Tenants Regarding Suspected Gas Leaks Notice of Ownwer’s Requirement to Provide Smoke Detectors Notice of Owners Requirement to Provide Carbon Monoxide Detectors DOB Registration Number Fire Safety Guide Building Information Section Exterior Wall Condition Certificate the location of the keys to the heating system and the most recent addition, the Building Energy Efficiency Rating. The Board of Director must distribute HPD’s Bill of Rights and Obligations and must post it in a conspicuous place on the lobby floor of each building.

Once approved by the AKC, a standard becomes both the breeder’s “blueprint” and the instrument used by dog show judges to evaluate a breeder’s work. The AKC standard for each breed originates with a “parent club,” the AKC-recognized national club devoted to a particular breed. ![]() ![]() So, then, when is a breed a breed and not just a kind or type of dog? The simplest way to define a breed is to say it always “breeds true.” That is, breeding a purebred Irish Setter to another purebred Irish Setter will always produce dogs instantly recognizable as Irish Setters.Įach breed’s ideal physical traits, movement, and temperament are set down in a written document called a “breed standard.” For example, the breed standard sets forth the traits that make a Cocker Spaniel a Cocker Spaniel and not a Springer Spaniel. All three have a distinct family resemblance, but you’d never mistake one for another. The Greyhound, for instance, was the foundation type for the immense Irish Wolfhound and the dainty Italian Greyhound. Eventually, there emerged specific breeds of dogs, custom-bred to suit the breeders’ local needs and circumstances. The sleek Greyhound types bred to chase fleet-footed prey, and the huge mastiff types used as guard dogs and warriors, are two ancient examples of dogs bred for specific jobs.Īs humans became more sophisticated, so did their dogs. Hunting, guarding, and herding are thought to be among the earliest jobs eagerly performed by the animal destined to be called “man’s best friend.”įor thousands of years, humans bred dogs toward the physical and mental traits best suited for the work expected of them. From the beginning, humans purposefully bred dogs to perform various tasks. ![]() The earliest dog breeders used wolves to create domestic dogs. People have been breeding dogs since prehistoric times. ![]() PIAA designed the LED itself to project light backwards into a segmented, multi-surface reflector which defines the beam pattern. The LP530 was designed from the ground up to be an LED light, so this isn't just an LED bulb thrown in a halogen housing. The downside is LEDs need reflectors specifically designed to maximize the light spread. LEDs are far more efficient than a traditional incandescent light, like halogen lights which waste a large amount of energy in heat. ![]() As energy moves through the LED, the electrons jumping from gap to gap releases energy in the form of photons, or light. LED, Light Emitting Diodes, are a different technology than traditional halogen light bulbs. The wiring harness does not include a fuse, which is recommended for installation. If fog lights are optional on your vehicle, you should be able to wire in the factory switch for a more integrated look. The kit includes the wiring harness and switch needed for installation. Like all fog lights, they need to be mounted low for best results. They are designed to fit in grilles or under bumpers. The FF75 has a wide, flat, and low spread of light ideal for lighting up the road and not bouncing light off the fog, snow, or rain back at the driver.Įach FF75 is roughly 2.5-inches tall, including the mounting bracket, and 6-inches wide. Once computers were powerful enough, Hella began calculating the three dimensional shapes necessary to use all the light coming from the bulb and getting it exactly where it needs to be on the road. For most of the history of the automobile, light reflectors were symmetric paraboloids which were then cut-off by lenses or shades. That mirror is notable however as it is what is called a free-form reflector. The FF75 isn't a cluster of LEDs, it isn't one big projector, it is a classic halogen bulb with a mirror reflector behind a glass lens. With such a long history of quality lighting products, you might expect that Hella's fog lights would avoid current fads and just provide great lighting, which is exactly what these FF75 lights do. European manufacturers have relied on Hella for decades to provide lighting solutions for some of the best cars in the world. Amber bulbs are also considerably easier on the eyes, reducing strain and ocular fatigue while driving at night.Hella has been making automotive lighting for so long, the company's first lamps were powered by candles or kerosene – I'm not joking. ![]() As a result, amber bulbs are a significant upgrade over your vehicle’s factory white illumination. Amber Fog LightsĪmber fog lights are commonly found as factory equipment in foreign markets, known to cut through fog, rain, and dust far more efficiently than standard white fog lights. Unlike halogen bulbs which emit a warm-toned glow, you can order HIDs in a far greater color temperature range, including indigo, blue, white, yellow, and everything in between! However, it’s important to note that most headlight and foglight colors besides white and amber are illegal. HIDs are far brighter than conventional halogen bulbs and are often paired with projectors in luxury applications. However, they require additional power to ignite, utilizing high-output ballasts to boost input to the bulb. HID fog lights are similar to conventional halogen bulbs, featuring a gas-filled glass chamber and electrically-charged filament. ![]() ![]() Visual acuity (best with correction or pinhole) was converted from Snellen acuity to logMAR to allow statistical analysis. Patients whose operations involved the use of silicone oil were not considered to be primary or ultimate successes unless oil was subsequently removed without redetachment. Ultimate anatomical success included primary anatomical success as well as those patients for whom a reattached retina was achieved with subsequent surgery. Primary anatomical success was defined as a reattached retina after one procedure and remaining attached to final follow-up. The operations were carried out between 13/11/98 and 10/2/01 and follow-up was 4 months to 2.5 years. Trainees performed 93 of the 185 operations. The series was an unbiased selection of cases under the care of two consultants (THW: n=110 and DAHL: n=75) in a vitreoretinal unit of a teaching hospital. Macular detachment was defined as detachment involving the fovea with any resulting loss of central Snellen visual acuity. ![]() 4 This study of the surgical management of macula-off retinal detachments determines anatomical and visual outcomes and attempts to determine which preoperative factors influenced these outcomes in the setting of a modern vitreoretinal unit.Ī retrospective casenote review was carried out of 185 patients presenting with primary macula-off retinal detachment. In recent years, a shift towards the increasing use of primary internal pars plana vitrectomy away from these conventional buckling techniques has been seen. The reasons for poor visual acuity cannot always be determined and previous studies relate mainly to the outcomes for patients who have undergone ‘conventional’ external scleral buckling surgery with or without external drainage. 3 However, for retinal detachments with macular detachment primary anatomical success does not necessarily achieve a good visual outcome and the functional results vary greatly. 1, 2 Failure to achieve a primary anatomical success (retinal reattachment with one operation) reduces the chance of a good visual outcome. The primary anatomical success rate of surgery for retinal detachment can be high and should be in the range of 80–90%. Preoperative PVR, number of breaks and duration of detachment also affect outcomes. Preoperative visual acuity is the most important factor predicting primary and final anatomical success as well as visual outcome. The median logMAR acuity increment of 0.78 far exceeds that seen in cataract surgery. In all, 76% of macula-off detachments may be repaired with one operation and 44% of patients regain at least 6/12 Snellen. ![]() For prediction of visual outcome (in patients with no ocular comorbidity) only preoperative logMAR visual acuity achieved statistical significance ( P=0.001) at the P=0.05 level. In all, 44% of patients regained 6/12 Snellen or better with a median improvement of 0.78 logMAR. Preop logMAR visual acuity and duration of macular detachment were the statistically significant factors predicting ultimate success. Statistically significant factors predicting primary anatomical success using a multiple variable model were preoperative logMAR visual acuity, preoperative PVR and number of breaks. Patients with oil in at final follow-up were considered to be anatomical failures. Primary and ultimate anatomical success were achieved in 76 and 84% of cases. Logistic regression analysis was used to determine (1) the effect of these factors on visual outcome and (2) their effect on primary and final anatomical success. Demographic and ocular characteristics were determined. MethodsĪ retrospective casenote review of 185 patients presenting with macula-off retinal detachment was performed. To determine factors associated with anatomical and functional outcomes of macula-off retinal detachment surgery in a modern vitreoretinal unit. ![]()
